What's A Home Inspection?

A home inspection is a visual examination of the overall condition of a residential property. The primary purpose of a home inspection is to identify any issues or potential problems with the property, which may include structural defects, safety hazards, or maintenance concerns.

A good home inspection is thorough and detailed, covering all major components of the home, including the roof, foundation, electrical and plumbing systems, HVAC system, and appliances. A skilled inspector will provide a comprehensive report that outlines any issues found during the inspection and their severity.


The length of a home inspection can vary depending on the size and complexity of the property. A typical home inspection for an average-sized home can take two and a half to three and a half hours to complete. However, larger or more complex properties may require additional time.


There are industry standards of practice for home inspections that reputable inspectors follow. These standards dictate the minimum scope of the inspection, the methods and techniques to be used, and the reporting requirements for the inspection.


In Colorado, home inspectors are not required to have a license to operate. However, there are professional associations and certifications that inspectors can obtain to demonstrate their competence and expertise in the field. It is important to choose an inspector who is experienced, knowledgeable, and reputable, regardless of their licensing status.
